Solid and operational infrastructure:
The property features a well between 120 and 160 meters deep, equipped with a new pump less than a year old, recently installed piping, and a constant water supply. The energy system includes a generator and a pair of solar panels with room for expansion. For those who prefer a conventional connection, the approved utility pole plans from CFE (Federal Electricity Commission) are already in place.

The ranch complex is fully operational. There are six main corrals, six horse stalls in use, and another six stalls ready for renovation and expansion. Water troughs, feeders, and internal partitions have all been renovated within the last three years. The ranch also has twelve additional small paddocks, stables, riding areas, and a horse bathing area.

Currently, the ranch maintains thirty head of cattle, eight horses, ten piglets, and approximately thirty poultry. The infrastructure allows for considerable growth, as in previous years the ranch managed over a thousand head of livestock.

The property includes two sheds for machinery and tractors. These include a working Komatsu tractor and two John Deere tractors, one large and one small. The Komatsu and one of the John Deere tractors are currently operational, while the others require minor maintenance. Rails, vintage trucks, and various other implements are also on site.

Town center and housing:
The residential area comprises approximately 650 square meters of buildings. The main hacienda-style house offers a spacious living and dining room, a kitchen with a coal fireplace, gas stove and refrigerator, a master bedroom, two additional rooms, and a full bathroom.

The secondary house serves as a work and service area. It has five spaces configured as a saddle storage room, a chainsaw storage room, two bedrooms, an office, and a kitchen for workers. Several staff residences are also included, which require maintenance.

Beekeeping:
There are between twenty and thirty active beehives under the supervision of a dedicated beekeeper. In earlier times, more than fifty were managed.

Ideal soil and topography:
The land consists of virgin soil with no chemical application. Kancab, Calché, and Cacalum varieties predominate, highly valued for agriculture and livestock. The topography offers elevated areas, wetlands ideal for pasture, and level areas suitable for both planting and infrastructure. Fruit trees such as lemon, orange, and tangerine grow naturally on the ranch, in addition to cedars and mahogany trees planted in recent years that now provide shade and enhance the landscape.

The property has two waterholes that fill up during the rainy season, providing an additional water reserve.

The 984 hectares can operate as a high-yield cattle ranch, agricultural unit, agroforestry project, apiary, or rural tourism and accommodation development.
